Terms & conditions

Below are the booking conditions we have drawn up based on the official RECRON Terms and Conditions for Holiday Homes 2025, established in cooperation with the ANWB and the Dutch Consumers’ Association (Consumentenbond). Here you will find the agreements we would like to make with you regarding your stay.

By placing a booking, you agree to these terms and conditions.

You would rather not think about it, but it is of course possible that your trip cannot go ahead unexpectedly. This is very unfortunate for both parties. Please contact us if the booking needs to be cancelled. We will try to resolve this with you in a fair and reasonable manner. It may be possible to reschedule your booking to a different date.

1. Reservation and confirmation

1.1 Reservation The booking is only final once you have received a confirmation by email.

1.2 Payment The full amount must be paid immediately upon reservation, unless otherwise agreed in writing.

1.3 Double booking In the event of a double booking (for example due to a technical error), the most recently registered booking will be cancelled. The booker will be informed as soon as possible and will receive a full refund of the amount paid.

1.4 Minimum age of the main guest The main guest must be at least 21 years old and is responsible for the travel party and compliance with the house rules.

2. Cancellation and changes

2.1 Cancellation by the guest must be reported by email via victoria.vos.rodriguez@hotmail.com.

All standard cancellation policies include a 24-hour free cancellation period. This means guests can cancel for a full refund within 24 hours of booking confirmation, provided the booking was made at least 7 days before check-in (in the time zone of the booked accommodation).

The following charges apply in accordance with the RECRON terms: cancellation within three to two months before the start date: 50% of the agreed price including all taxes; cancellation within two to one month before the start date: 75% of the agreed price including all taxes; cancellation within one month before the start date: 90% of the agreed price including all taxes; If a guest cancels less than 7 days before check-in, no refund will be issued.

2.2 No refund will be given in the event of early departure.

2.3 Changes to the reservation (such as arrival and departure dates) are possible in consultation, subject to availability.

2.4 Cancellation by the landlord In cases of force majeure (such as fire, serious damage, or natural disasters), the landlord reserves the right to cancel the booking. In that case, the full amount paid will be refunded.

3. Arrival and departure

3.1 Check-in The exact check-in time is stated on the website and in the confirmation email. Earlier check-in is only possible upon request and agreement.

3.2 Check-out The exact check-out time is stated on the website and in the confirmation email. Late check-out without prior agreement may result in additional charges.

4. Responsibilities of the guest

4.1 Liability for damage The guest is responsible for any damage to the property, furniture, or equipment caused during the stay. We recommend taking out travel and/or liability insurance.

4.2 Keys In case of lost keys, the costs for replacing keys (or, if necessary, replacing the lock) will be charged to the guest.

4.3 Leaving the property tidy The property must be left tidy and in good order, including doing the dishes and disposing of rubbish. A check-out checklist is provided in the welcome folder in the holiday home and must be followed. In the event of excessive cleaning requirements, additional cleaning costs will be charged to the guest.

5. Use of the property

5.1 Maximum occupancy The property may be occupied by a maximum of 4 persons. Exceeding this number without permission may lead to termination of the stay.

5.2 Pets Pets are not allowed.

5.3 Smoking and open fire Smoking is not permitted inside the property. Open fires are not allowed.

5.4 Parties and nuisance Parties and excessive noise are not allowed. In case of complaints or serious nuisance, the stay may be terminated without refund.

6. Responsibility of the landlord

6.1 Liability The landlord is not liable for any accidents, injuries, or damage to persons or property during the stay in the property.

6.2 Technical failures The landlord is not liable for outages or malfunctions of technical equipment, utilities, or Wi-Fi, but will do their best to resolve any issues as quickly as possible. 6.3 Access to the property Your privacy will be respected, but the owner is entitled to enter the property at any time if deemed necessary, for example in case of emergencies or urgent maintenance.

7. Applicable law 

Governing law This agreement is governed by Dutch law. Any disputes will be submitted to the competent court.
